Our philosophy is that good design is good business. Our design methodology produces higher yields at lower costs whilst achieving environmental and social sustainability. We use conventional planning techniques based on walk capable communities with sincere town centers. Our key design principles are biased by ancient Hellenic town plans. Our initial conceptual design work is done in our office, by hand, in pencil, on paper in collaboration with the client and the consulting team (including engineers, ecologists and architects). It is not until the basic layout is agreed that computerized drafting is permitted and the individual project members being detailed design. Our point of difference is our unique subdivision and townhouse layout design method which incorporates a simple conceptual design technique with earthworks dispersal reduction and a progressive, piped storm water detention methods. This technique enables us to maximize yields and lessen infrastructure costs whilst maximizing green space and retaining much of the original vegetation on site.

This technique enables us to maximize yields and diminish infrastructure costs whilst maximizing green space and retaining much of the clever vegetation on site. The proposal was to magnify a single hall consisting of a Church Assembly Hall, to include extra parking, pleasure hall, auditorium and a trivial playground, for use by the Victory Church. The parish building was extended for the purpose of adding recreation facilities and expanding the existing church hall. A little sports hall area for accommodating volleyball, badminton etc. an existing portecochere covering drop off point at the entry area to the building. The project has incorporated a grand ceremonial central promenade to segregate pedestrians from parking areas. It includes a new temple, caretakers dwelling, sport and pastime facilities, community garden and ceremonial area. The project incorporates our community planning philosophy in various aspects of the design. Some of the larger allotments (marked on the proposal plan) will be for duplexes or townhouses. The proposal includes a multiuse town center, park and a green corridor through the existing gully line. All of these parcels of land are currently zoned Coming Urban’ under the Ipswich Planning Scheme. The project incorporates water sensitive urban design principles and included an indoor sporting facility. The lots were zoned under the City Plan 2014 as Low Density Residential Zone.
